Villa Limoni - the ultimate in luxury

The Villa Limoni is without doubt one of the finest villas on Lefkas Island. Built and furnished to the highest standards it offers absolute privacy and comfort for those who are prepared to pay for the best.
Considering that the villa can hold up to 8 persons, it compares favourably with the cost of renting two smaller villas and would be very well suited to two families or a larger group of friends.

Location
Situated on the hillside above Nikiana with spectacular unobstructed views to the East and South, over the bay and Islands to the mountains of the mainland. Approximately 10 minutes drive from Nikiana Village and the coastal resort of Nidri with it's beaches, restaurants and nightlife.

The Villa Limoni - General Description
Completed in 2005, this luxurious three bedroom villa offers the highest standards of comfort and quality. Electric gates and a driveway ensure privacy and peace. A large patioand full size heated infinity pool offer spectacular views and sunshine all day. The villa is set in large grounds, terraced and landscaped with olive and citrus trees.

The Villa Limoni - Specific Description
Ground Floor: A large open plan living / dining room with fully fitted kitchen and breakfast bar. Equipped with Franke gas and electric cooker, oven, dishwasher, large fridge/freezer and beautiful polished granite work surfaces. A utility room contains the washing machine, dryer, extra fridge and a wash basin.
The living room is large and comfortable, with doors leading directly to the patio and pool. The open fire offers natural warmth for the winter. A wall mounted flat screen satellite television and stereo system offers the ultimate in entertainment.
Two downstairs double bedrooms, one with ensuite bath/wc and one with shower/wc. Each has double doors leading onto the patio. One of the double beds can be separated into two single beds.
One of the downstairs bedrooms is large enough to take two extra camping beds (suitable for children).
There is a downstairs wc with large built in cupboards, and a small under stairs office/study with Internet access.
There is a telephone, capable of accepting incoming calls only.
First Floor: Marble stairs lead to the master bedroom A large queen size bed with views directly East through the balcony doors and across the sea to the mainland. The balcony is large and private. The master bedroom has ensuite shower, corner bath and wc.. There is also a large walk-in wardrobe.

The Gardens
To the front of the house is a large tiled patio, with steps leading down into the terraced gardens. Here, sheltered by olive and citrus trees, is the stone-built barbecue - perfect for warm summer evenings!
The large infinity swimming pool is heated and comfortable all times of the year - the perfect place to relax and watch a stunning sunset!
There is ample car parking space to the side of the house, and entry is via an electric gate.

Other Information
All rooms are individually air conditioned, and the Villa Limoni is centrally heated throughout. A central entertainment system provides satellite television and stereo to all rooms.
Sheets and towels are included.
Cleaning service is six days per week. At your request this can be reduced to two days per week. This is by arrangement and for those who value their privacy - therefore there is no discount.
Pool and villa maintenance is provided two times per week at a pre-arranged time.
Gardener one time per week at a pre-arranged time.

Our opinion...
One of the finest villas on Lefkas. Complete privacy yet easy access to the rest of the Island. Suitable year-round as a luxurious retreat for yourself, family and friends.
